Saddleworth Family Brings Highly Regarded Gilbert Valley Farming Country to Auction this October

You don’t see opportunities like this every day.

Four Gilbert Valley farming properties, two homesteads and more than 2,700 acres of highly regarded farming country are about to go under the hammer… and the region has certainly rolled out the green and gold carpet for the occasion.

Held by the Vater family, this isn’t just one farm hitting the market. It’s four unique holdings across the heart of the Gilbert Valley, giving buyers the rare opportunity to purchase anything from a single property right through to the entire portfolio.

More than 1,100 hectares across four Gilbert Valley farming properties, including two homesteads, will go to auction in October as part of the "Vater Family Aggregation".

But this opportunity isn’t just about the land. With two charming homesteads included in the offering, buyers also have the chance to enjoy life in the heart of the Gilbert Valley, where the nearby communities of Saddleworth and Manoora are known for their country hospitality and strong community spirit.

The Centrepiece: Greenhills

At the centre of it all is Greenhills, a 564-hectare property near Saddleworth featuring an elevated stone homestead with sweeping rural views. Almost 400 hectares are devoted to productive cropping land, while a further 160 hectares provide quality grazing country, supported by extensive farming infrastructure including implement and hay sheds, a two-stand shearing shed, sheep and cattle yards, and established water infrastructure.

Whether you’re a neighbouring farmer looking to expand, an established producer searching for more scale, or simply someone who enjoys seeing what’s happening across regional SA, it’s hard not to imagine the possibilities when a portfolio like this comes onto the market.

“‘Greenhills’ provides an appealing combination of scale, productive arable land and grazing country, together with the infrastructure to support both cropping and livestock enterprises,” Ray White Rural South Australia Director, Daniel Schell said.

“The Saddleworth and Manoora districts are widely recognised for their reliability across cereals, oilseeds, legumes, pulses, hay production, prime lamb and wool production, with long-term average annual rainfall estimated at approximately 450–500mm.”

Auction set for October

Alongside Greenhills, the offering also includes Crawfords (143 hectares), Przibillas (239 hectares) and Hogbens/Ricks (157 hectares), creating a rare chance to secure productive farming country in one of the Mid North’s most tightly held districts.

“The flexibility of the offering is one of its key strengths, allowing the market to determine where the strongest opportunity lies,” Schell said.

The Vater Family Aggregation will go under the hammer at 2pm on Thursday, October 15, at the Clare Sporting Complex.
